Data Centers Near Your Home May Not Hurt Its Value, But Sellers Are Not Convinced

Homeowners across the United States are growing increasingly anxious about whether nearby data centers will drag down the value of their most important financial asset.

Community meetings, government hearings, and social media feeds in towns weighing proposed data center projects have become battlegrounds for opponents warning of neighborhood industrialization.

Critics cite pollution from backup generators, relentless noise from cooling systems, heavy water consumption, and the conversion of open land into sprawling industrial campuses as reasons to worry.

Despite those fears, academic research is pointing in a surprisingly different direction, suggesting that proximity to a data center may not hurt home values at all.

Researchers Terry Clower and Keith Waters of George Mason University’s Center for Regional Analysis studied home sales across Fairfax, Loudoun, and Prince William counties in Northern Virginia in 2023.

Their conclusion was striking: the analysis “fails to demonstrate statistical evidence that proximity to a data center negatively impacts housing values,” with closer homes actually tending to sell at higher prices.

The George Mason model explained 87% of the variance in 2023 home sales, lending the findings considerable statistical weight and credibility within academic circles.

The researchers suggested the most likely explanation is that data centers “go where the infrastructure exists,” and that same infrastructure is precisely what homebuyers tend to value in a neighborhood.

A separate study by Integra Realty Resources examined single-family homes within 1.5 miles of four large data centers across four Indiana counties from 2021 to 2026, finding those homes appreciated 42% compared to 41% countywide.

University of Rochester researchers similarly found little measurable price effect on nearby homes overall, though a separate George Mason-led analysis did find new data center openings slowed local home-price growth in some cases.

Researchers were careful to emphasize the importance of the “on average” caveat, noting that “doesn’t mean that you can’t find a home” next to a facility where the impact feels obvious and painful.

The statistical reality is that one severely impacted home, when averaged across hundreds of unaffected properties within a 1.5-mile radius, can disappear entirely from the aggregate data.

Real estate agents operating near proposed data center sites frequently report two sharply opposing reactions from the market the moment a major project is announced publicly.

Investors often grow more interested, anticipating new jobs, infrastructure improvements, a stronger local tax base, and an eventual influx of well-paid technology workers looking for housing.

At the same time, many traditional homebuyers hesitate near proposed sites, spooked by construction disruption, increased truck traffic, and the infamous constant hum of industrial cooling systems.

For many homeowners, the sharpest blow to perceived value arrives not when the data center opens, but during the anxiety-filled window between announcement and completion of construction.

Once a facility is built and neighbors can see that it is reasonably quiet and screened from view, buyer perception frequently recovers, suggesting timing a sale into peak uncertainty is particularly damaging.

Data center developments in Texas have fueled especially intense fears of collapsing property values, while at least one Ohio real estate professional describes a more nuanced local impact rooted in community distrust rather than concrete sales disruptions.

The broader picture that emerges from the research is one of public perception running well ahead of measurable market evidence, creating real consequences for sellers caught in the middle.

Until homeowners, researchers, and the data center industry can close that gap in understanding, individual sellers near proposed facilities will likely continue bearing the psychological and financial cost of uncertainty.
